Congratulations! The Wall Street Journal / LORE Top 400* survey results were just released and once again Keller Williams Realty illustrated why we are continuing to outpace the industry. The report breaks down categories and rankings by individual agents and teams.

In 2009, Keller Williams Realty had:
* Six additional associates ranked among the top 50 agents by transaction sides.
* 1,048 percent more transactions from the year before compared to an average increase of 31 percent for Century 21, Coldwell Banker, Prudential and REMAX combined.
Among the top 50 teams for total sides:
* Keller Williams ranked second with 11 teams.
* Those 11 teams had an impressive increase of 25 percent in transaction sides from the year before.
* Keller Williams was the only company that posted an increase for two years in a row.

The list is based on a survey of independently verified submissions to determine the top real estate professionals in the United States. REAL Trends states that it is the only independent study of its kind

Project Paybacks!

Interested in bringing up the value of your home? Or are you just wanted to do a little work on your home and you are not sure what should come first? First, you should always make sure that the home has curb appeal. The paint on the exterior is important and if your home has siding on it, then it should be nice and clean. Secondly, lanscaping is important. Making sure there are no weeds in the flower beds and that there is color and perinials is always a great help when it comes to sale your home. Thirdly, on the interior of your home, the kitchen and master bathroom are the best place to start a remodel or update. These rooms are both very important rooms that buyers look deeply into when they are searching for the perfect home. Plumbing and light fixtures always add value and catch the buyers eye. And most of the time countertops do also. Midrange decks, siding, kitchen remodels, and windows for the most part, will pay off when you sale your home. Continued from Sunday, the perfect time to buy is slipping away, plus why not buy in a definte, affordable area.

On July 14, 2009, ranked Oklahoma City, OK as one of the cheapest places to live in the West South Central Region. Tulsa, OK was also included in the top three in this region. They ranked cities by using cost-of-living data by using Moody’s and home affordability figures from Wells Fargo and the National Association of Home Builders. From their they used other Bureaus and companies to rank each city.

The Perfect Time to Buy Is Slipping Away…

Homebuyers, first time home buyers in particular, are fixing to miss the best time to buy. In November, last year, there was an abundance of homes on the market and now in Oklahoma those numbers have gone way down.  If you are planning to take advantage of the $8000.00 tax credit you need to have a contract and then close on the house before the end of November. More Project Paybacks…

I have been thinking more about project paybacks this weekend. I agree with Keller Williams Realty when they say the following will help the value of a home.

Think Green–  Better insulation, replacing old windows, and caulking can increase the energy efficiency of the home and can be attractive to buyers.
Add Molding– Crown molding, wider baseboards, and framing doors and widows can be delightful in any home.
Paint Finishes– Faux finishes and accented walls can help your home stand out. Don’t get carried away; pick the color and texture wisely, keeping in mind that you are trying to make your home universally appealing.
Upgrade Floors– Dirty or old flooring can turn buyers away. Consider new carpet, tile, or wood. Refinishing existing flooring or professionally shampooing carpets can bring them back to life.
Outdoor Upgrades– A deck, or even a summer kitchen at certain price points, can add value to your home. The worth of different outdoor amenities varies from place to place, so be sure to get a professional opinion from your local agent before taking on a big project.
