Credit Tips for First-Time Homebuyers

If you are thinking about purchasing a home for the first time, you may not know that your credit will be one of the key factors in determining whether you are approved for a mortgage and your mortgage interest rate. Your credit score is calculated using five major factors:

  • Payment history – Creditors will look at any utility bills and payments on outstanding loans or credit cards.
  • Amount owed – This is the amount of credit card or loan debt that is outstanding.
  • Length of credit history – This is determined by how long you have held credit on loans or credit cards.
  • New credit – Creditors will make note if you have opened new credit cards or taken out any loans recently.
  • Types of credit used – This is seen as your different kinds of credit, such as credit cards, auto loans or student loans.

Before you begin the home buying process, request a free copy of your credit report and check for errors, which can have a negative effect on your score. If you see any errors, be sure to dispute them. Additionally, try to begin paying off outstanding debts, since those also affect your credit score.

Once you have applied for a mortgage, avoid opening new credit accounts such as credit cards or auto loans until your home has closed. You will also want to keep the balance low on any current credit cards.

Why I Love Living In Edmond

I first stepped foot in Edmond, OK in 2013. I arrived after driving 29 hours in my cramped ’94 Toyota Corolla to the front entrance of Oklahoma Christian University. Coming from the North West, I wasn’t sure what to expect of the people or culture of my new home but let me tell you I was not prepared for what warmly greeted me! I was caught off guard by how clean and neatly manicured the beautiful landscaping around the city was. I was caught off guard by how friendly and social everyone is- especially the drivers! My four years at school were so sweet and I felt so safe here, even walking around in the dark, enjoying the warm summer evenings! Now that I’m out of school, married, and looking for my first home- I’m beginning to view Edmond through an entirely new lens and I’m falling in love with it again for entirely different reasons! Last year, Edmond was ranked among the 50 best U.S. cities to live in and here’s why!

  1. Livability
    Edmond has retained it’s charm and inviting almost small town feel while being home to several nationally recognized and very profitable businesses. You’d think that the steady economy and the low crime rates in the area would cause home prices to sky rocket as people move to the area but it is still an affordable area to live in!
  2. Community
    I believe that the small town charm effect that Edmond tends to have is due to the incredible community involvement in the area! There’s always fun and free opportunities happening around the area to do with your family. For that reason, among others, it’s a great place to raise your children! You’ll find endless opportunities for exciting learning times and chances to grow together!

    Located in the heart of Oklahoma, Edmond is just minutes away from great attractions, beautiful scenery, and of course OKC! This might not count as an update (unless your home smelled bad before) but it will only serve to make your home even more ready for spring without making you dive into your pockets. Cut up that one ugly orange that you can’t convince the kids to eat (or let’s be honest, yourself) and toss it into a simmering, shallow pot of water with some other herbs and spices from your pantry! A bay leaf, a dash of rosemary, a little vanilla, and that ugly orange and you’ll be cookin’! Literally! You probably won’t want to eat this ever but it will give off a fantastic aroma in your home! You can always do this on the cool Spring days and as it warms up just throw open the windows for a breath of fresh air! Awesome stuff for you & your space

EXTRA TIP: Alright, you caught me… this one does cost a little bit, but not much and it can make a world of difference! Buy a thin, decorative rug for Spring and Summer and put away the thick floor coverings you’d normally have on the floor during the Winter. You can find the thin rugs at a reasonable price and they’ll change the look of the whole room! Not to mention putting your normal rug in storage should eliminate some of the built up dust in that room!

There are so many sayings that float around this time of year. ‘March came in like a lion and out like a lamb’ or ‘April showers bring May flowers’. ‘Out with the March, in with the April!’ I’m not sure that’s quite how that saying goes but nonetheless, I’m excited to be another month deeper into Spring and closer to Summer! If I stop writing this and look out the window from my desk I can see a beautiful flowering tree covered in purple blooms. I love this time of year because most of Edmond starts to look this way too!
